  • We will visit you at your property to discuss with you a possible rental figure plus any advice on how to present your property to make the most of your investment.
     

  • We will then offer you a Landlord Agency Agreement to sign if you wish Melbourne Lets to do business on your behalf. 
     

  • If a suitable tenant is found, there will be an administration charge of £425.
     

  • A full summary of the property will then be taken for advertising purposes, together with photographs inside and out.
     

  • Your property will then be advertised through the local newspaper, Melbourne Lets window, website, social media and of course word of mouth!
     

  • A to let board will then be placed outside the property.
     

  • Viewings will then be arranged with prospective tenants and application forms provided for completion.
     

  • Tenant applications will then be taken, including present landlord and employer and proof of finances will be checked. Vetting of tenants is paramount to a confident letting!
     

  • A Draft Tenancy Agreement will then be put in place to be read and be signed by both landlord and tenant.
     

  • A full inventory of the property will be taken including meter readings. The tenant will set up their own utility company account.
     

  • All deposits will be placed in the Deposit Protection Scheme.
     

  • Melbourne Lets bank details will be given to the tenant for rental payments.
     

  • All BACS details set up for transfer of rent to your bank account (minus 8% for management fees) within 7 days of payment by tenant.
     

  • The local council and water suppliers will be informed by Melbourne Lets together with details of the new tenant.
     

  • Gas safety checks will be organised (if applicable) and a certificate issued. (This is a legal requirement and will be charged to the property owner.)
     

  • An Energy Performance Certificate can be arranged. (This is a legal requirement and will be charged to the property owner.)
     

  • An Electrical Installation Condition report can also be arranged.( This is a legal requirement and will be charged to the property owner.)
     

  • Keys will be handed over to the tenant when all references, signed paperwork, rent and deposit are in place.
     

  • Throughout the tenancy any issues at the property will be dealt with by Melbourne Lets. If any repairs are required, we can arrange for these to be carried out. Quotes can be obtained if required.
     

  • At the end of any tenancy, we will meet with the tenant, check the outgoing inventory and collect keys.
